8 safety questions you should ask your new landlord

Before moving into a new property, it’s likely that you’ll have plenty of questions to ask your new landlord - all to ensure that you’re making the right decision. Although the prospect of signing and securing a property can be exciting, it can also be overwhelming. So much so that potentially important questions might slip your mind. To make this simpler, and to avoid any possibility of you being unsafe or unhappy in your new home, it’s handy to go to your new landlord armed with a checklist. 1) How secure is the property?
It’s likely that the property’s level of security will be at the forefront of your mind, so be sure to iron out any queries before moving in. Ask your new landlord for their best advice on how to navigate the neighbourhood safely, and check whether - if you’ll be moving into a complex - a keycard or keycode is required to access the property.
You should also enquire about any security devices that have been installed - for example, is there an intruder alarm? Are there any security cameras? Knowing this will give you the confidence that your new property is as safe and secure as possible.
2) Have the locks been changed?
Regardless of the type of property you’re moving into - whether that’s a flat or a house - it’s essential that you enquire whether the locks have been changed before moving in. The locks should be new rather than redistributed, as you can never completely trust those who once lived in the property.
3) Are appliances working correctly?
Essential appliances, such as the stove, fridge and taps, should all be in good working order before moving into a new property. Not only this, any security or safety-related devices that have been fitted, such as carbon monoxide detectors, smoke detectors and thermostats, should also be working properly. This will ensure the protection of not just the property itself, but you, your family, and your belongings.
4) Does the property come with blinds or curtains?
You should see this when viewing the property, but making sure the property comes with blinds or curtains on the windows to ensure that you aren’t at risk of prying eyes. If your valuables are in plain view, you could risk luring criminals into your property.
5) What’s the lighting like?
It might be a good idea to scout out your property at night to determine what the area’s lighting is like, rather than simply asking your landlord. Crime often takes place in the dark, as this reduces the chance of being seen and caught, not to mention you’ll need enough lighting to navigate the perimeter safely. If you do feel as though the area surrounding the property needs more light, install motion-sensor lights. These will not only act as a deterrent, but you won’t waste energy leaving them on. Whenever a human comes into view, the lights will activate automatically.
6) Is the property fire protected?
Alongside establishing the fire escape route if in a building complex, and confirming that the property has been installed with carbon monoxide detectors and smoke detectors, ask your new landlord whether fire extinguishers are available. Speed is of the essence in the event of a fire, so ensure that you have everything you need to protect yourself.
7) Has the property been tested for mould?
Mould, when left untreated, can pose a significant health risk - leading to respiratory problems and infections, allergies or asthma, and it can also affect the immune system. Homes or apartments should be tested for mould every five to 10 years, and it’s your landlord’s responsibility to ensure that this is dealt with. So, make sure to keep your eyes peeled for signs of mould when you’re taking your first tour of the home.
8) Who will be managing the property?
It’s essential that you know who to contact in the event that something should go wrong. Ask your new landlord whether you’ll be dealing with them directly, or if you’ll need to go through a property management team, for example. Knowing exactly who to go to will ensure that any issues can be dealt with quickly and efficiently.
